How To NOT Sell Your Home

You heard me- I have the complete guide of how to NOT sell your home. In this market it is especially important to heed these instructions or you may end up with a sold house, and who would want that?!

First things first, Overprice Your Home. I understand that you want to get your price and because of that, you should price accordingly, even if the figure you came up with is nowhere near close to the actual market value of the property. Also, be sure to not budge on any offers that come in below asking price. You want to sell your house for X amount of dollars and you need to strive to get that, even if it means not selling it.

Second thing to remember; Don't Make Any Improvements to Your Home. At all! Don't think of doing any cosmetic or structural work on your home. If buyers want it- they'll put an offer in. I understand that your house has a LOT of charm and it has so much more value then the buyers are seeing. If they can't see it, you don't want them buying it anyways!

And finally, Hire an Incompetent Realtor. Or better yet, hire a discount agent. A realtor is a realtor is a realtor. Just pick any of them. They're all the same anyways and will give you great service so it doesn't matter who you hire.

Nicole - Good advice on how NOT to be successful in today's makret. It's all about negotiation and staying flexible isn't it. Of a great Realtor is the key for sure.

Yes this for sure..... once a I had a listing and the crazy owner refused to take down her christmas tree.. I cancelled that listing when I discovered she was crazy !! Good luck in your real estate career.

Loved the post!  We laugh, but unfortunately in todays climate, what you said is often true!  Sellers claim they need to "net", but buyers do not care about what the seller needs, they have more choices than ever to select from and with todays constant barrage of negative news, no reason to hurry in making a descision.  Why are sellers still thinking they can control the sale...one never knows!  Thanks for the humorous post!

Nicole - I assume that many of today's sellers have read that post and are sticking to it as a do list!

I hear the "we want to test the market and see how it goes"!  I think it already has been tested by many others.

Loved your list. I have a feeling you've been adding to it mentally as the day goes on.  You've covered so much in such a concise way.

I've worked with so many homeowners who could not understand why buyers "can't look past" the decorating in a home.  The real estate business is a delicate dance of psychology and commerce, isn't it?
